PURPOSE OF THE HOA:


Our HOA (Home Owners Association) is a non-profit corporation. The HOA is in place to outline the criteria (covenants) that apply to the community and ensure that the visions of the residents who purchase homes in the community are being maintained. The HOA assures residents that certain things applicable to their community will be upheld to protect and preserve the market value of their home.   


  HOA's are established by legal documents that are on file with Polk County. Copies of these are available on our website under documents.  The HOA is governed by a comprehensive set of By-Laws, Covenants, Conditions and Restrictions, commonly referred to as Covenants (CC&R's).  These documents may be amended from time to time as the Board and/or membership see fit and are available to all members by law.


Pursuant to the authority granted to a Board of Directors of a Homeowners Association by the CC&Rs and Bylaws, the rules and regulations are enacted for the mutual benefit and wellbeing of all owners and residents of a development.


 Other laws and oversights come into place as well. For example, federal and state statutes related to the HOA must be upheld and "trump" the deed restrictions for a community.
