Please keep your contact information as up to date as possible. This includes your mailing address, phone numbers, email address and property management company information. 

This helps us to better maintain in contact with you in an event of an emergency with your property as well as avoid any inconveniences with important mailings. 

It is the homeowners responsibility to keep their information current as well as to notify the Association of any changes.

Remember you will need to have prior HOA approval 
before any moving vans / trucks or containers or pods are permitted in the community, please contact the HOA office to coordinate and receive approval. Forms are available in the Documents Library section of the website.

HOUSE & PET SITTING 


 If you have a someone that will be house and/or pet sitting that are visiting for a we request that the owner contact our office, in writing, preferably by sending an email to southerndunes@donasher.com and rrao@job1usa.com with your contact information as well as the person(s) name and dates they will be coming to your home so a pass can be issued.

OPEN HOUSE EVENTS 

Open House events are welcome on Saturdays from 
1:00pm to 5:00pm only.
Up to four signs are permitted.

Signs are limited to ONLY be placed on the street the open house is being held on.

Please fill out the Open House Request Form for prior approval.

You must provide the approved form to the Guards House prior to your event.   Forms are available at the Documents Library

Estate Sales 

BEREAVEMENT POLICY

ESTATE SALES are for OWNERS or NEXT OF KIN who wish to hold a 1- day sale with a maximum of 4 hours, of items inside the home of the deceased which must be coordinated with the Board of Directors and the Guard House. Please submit the below Estate Sale Request Form 10 days prior to the event. Once approved you must provide a copy of the approved form to the guard house. 


One sign is permitted at the guard house as well as on the property during the time of the event. Any literature to be handed out by the guards will be the responsibility of the person holding the Estate sale. Forms are available at the Documents Library.

This policy was adopted at the August 1, 2014 Board of Directors Meeting.

Utility Services can be turned on/off or transferred by visiting City Hall with a valid photo ID and a copy of closing statement or lease agreement, located at 

620 E. Main Street, Haines City, Florida 33844.

GOLF CART ORDINANCE:

 

The City of Haines City Commission has approved an ordnance allowing golf carts to be driven on certain city streets.  The Commission also approved a resolution designating specific streets.

Southern Dunes Boulevard east of U.S. 27 is one of the approved streets.Golf carts cannot be driven across U.S. 27 or on sidewalks

Dear Southern Dunes Master HOA Homeowners,

 

 

Enclosed, please find the Notices and Agenda for the 2025 Budget and Annual Membership and Election Meetings for the Southern Dunes Master Homeowner’s Association. The proposed operating and reserve budget as well as quarterly assessments for 2026 will be discussed and reviewed for approval. The Annual Membership and Election Meeting will follow once the meeting has been adjourned with the purpose of electing the Board of Directors and Officers. The Directors and Officers Organizational Meeting will follow.

 

Registration for the Annual Membership meeting will begin at 5:00pm and will cease at 5:59pm. Anyone not registered by 6:00pm will not be counted towards quorum. If you will be handling several Proxies, please arrive early on the day of the meeting so they can be logged in. You can also come to the HOA office beforehand to log and sign the proxies before noon the day before the meeting date and time. Bringing them to the meeting holds up the line for those who want to sign in. *Please remember to bring in your identification. Your cooperation in this matter is greatly appreciated.

Southern Dunes HOA Updates and Reminders
August 2025


Security Services Update

Due to a failure to meet performance expectations and breaches of contract, Southern Dunes HOA will be changing security providers. Effective September 1, 2025, we are pleased to welcome back JobOne Security. We anticipate a smooth transition and improved services for our community. **Updated**

Mayberry Security has notified the associaiton that they will not be providing services until August 30, instead JobOne security will be start providing services ahead of schedule promptly on August 16th midnight. We ask for your patience and cooperation as we transition ahead of schedule. 


Back-to-School Safety Reminders

With school back in session, and the changing community dynamic there is an increased presence of children and pedestrians. Please use extra caution:

  • Obey all traffic signs and posted speed limits. Some streets have been reduced from 25 mph to 15 mph—be aware of updated signage. This is a residential area, help maintain the community safe and incident free. There is no need to rush - coordinate to leave your home on time or earlier to avoid having to rush and speed - putting others, yourself and your loved ones at risk. **Please be advised the Haines City Police Department conducts sporadic patrols in unmarked and marked vehicles.
  • Make complete stops at all stop signs.Yield to pedestrians and golf carts - they have the right of way—do not speed or drive aggressively. Do not look at your phone or text and drive - it can wait or pull over if needed.
  • Avoid parking in ways that limit visibility for walkers and other drivers exiting their driveways or on sidewalks. Make sure your vehicles fit fully on your driveway without overhanging on the sidewalk or onto the street. Parking on the grass is not permitted at any time.
  • Garages are intended for vehicle parking, not storage, game rooms or other uses. Park your vehicles within your garage or on your driveway whenever possible. If parking on the street where permitted, park larger vehicles on your driveway, avoid blocking mailboxes, and do not obstruct other driveways. Park motorcycles, scooters and similar vehicles within your garage.
  • All traffic and parking rules apply to vehicles and motor cyclists.


Design Review Committee (DRC) Reviews

All exterior changes require DRC approval, including but not limited to:

  • Exterior painting of homes and driveways (even if same color)
  • Major landscaping changes
  • Fences and paver entrances, driveways and walkways.
  • All other visible exterior modifications

Applications can be found at www.southernduneshoa.com under the Forms and Documents tab or in your Caliber portal. Submit all forms directly to southerndunes@donasher.com. The committee meets the first Thursday of every month. If you have any questions please reach out to the HOA.


Courtesy & Property Notices

If you receive a notice regarding your property, please do not take it personally— we sometimes see things that you do not. Our goal is to maintain community aesthetics and property values.

  • Please correct notices within the time frame given. You can take a picture of the cured violation notice to notify your notice has been cured.
  • When contacting the HOA, please refrain from using foul language and maintain a proper decorum and pleasant attitude. Please do not get upset or take it personally. If needed, a re inspection can be scheduled.
  • Report any maintenance issues, violations, or questions directly to the HOA to avoid miscommunication and ensure quick resolution.
  • Please log into your Caliber portal to review your contact information, property file, and community documents. If you cannot find what you need, reach out to the HOA for assistance.
  • Inoperable vehicles (including those with flat tires or visible disrepair) are not permitted in street view—store them in your garage  or remove them from the community.


Vehicle Registration Requirements

  • All vehicles must be registered with the HOA.
  • Homeowners: Provide proof of ownership and a copy of your vehicle registration.
  • Tenants: Provide a valid executed lease and vehicle registrations.
  • Rental vehicles cannot be registered.
  • Golf carts must have current insurance and cart information on file with the HOA.


Assessment Payments

The 3rd quarter has ended, and some owners still have open account balances. Please ensure payments are made within the 30-day grace period to avoid late fees and other charges. If you have any accounting questions or need a statement please email hoadues@donasher.com.


Community Appearance & Landscaping

  • With recent rains, grass and weeds are growing faster—please keep up with regular mowing and trimming. Trim bushes and shrubs and remember to weed your plant beds, driveways and pavers. This includes all sides of the homes - front, sides and back.
  • Don't forget to remove all dead and dry palm fronds. Power washing your home and driveway is encouraged to maintain curb appeal.
  • Keep landscaping neat to help control insects, rodents, and nuisance animals.

Haines City Watering Restrictions

Lawn watering is restricted to once per week. The specific days for watering are as follows:

  • ·Monday: Addresses ending in 0 or 1
  • ·Tuesday: Addresses ending in 2 or 3
  • ·Wednesday: Addresses ending in 4 or 5
  • ·Thursday: Addresses ending in 6 or 7
  • ·Friday: Addresses ending in 8 or 9

 

Hand watering and micro-irrigation of plants (other than lawns) are not limited to days of the week but are restricted to the minimum necessary and to the permitted hours set above. New lawns and plants have a 60-day establishment period and are exempt from the day of the week restrictions but are still restricted to the allowable hours outlined in the first section above.


Hurricane Season Preparedness

  • Remove or secure loose outdoor items and potential flying projectiles.
  • Trim back overgrown trees and remove dead branches or shrubs.
  • Stock up on essentials (water, batteries, and other supplies) before a named storm is announced so you can find what you need and avoid the hurricane rush.
  • Inspect your property for areas of standing water accumulation to reduce mosquito breeding.
  • Clean out your gutters of leaves and other debris so water flows.
  •  If your home has a tarp, make sure it is not ripped or shredded and fastened securely. Coordinate to repair / replace roofs as soon as possible. (Submit a DRC form )


Clubhouse, Pools & Amenities

  • Parking at the HOA clubhouse after hours is not permitted—violators may be towed at the owner’s expense and liability.
  • The gym, library, and bathrooms at the Forest Hills clubhouse are for residents and guests—please keep music and voices low, clean up after use, and handle equipment with care.
  • At all other pools, cabanas, and bathrooms (St. Augustine & Hemingway/Paulette):
    • Keep bathrooms clean.
    • Do not flush items other than toilet paper.
    • Dispose of paper towels and trash properly.
    • Report maintenance issues to southerndunes@donasher.com or call 863-419-0642 (include photos if possible).


Pet Owner Reminders

  • Pick up after your pets at all times.
  • Keep pets leashed when outside—unleashed pets can approach walkers, runners, or passersby unexpectedly.
  • The Sheriff’s Department and Animal Control will be contacted for unleashed pets found roaming the community.
  • The HOA is not responsible for any incidents involving unleashed pets.


Trash & Bulk Trash Pickup

For appliances, furniture, landscaping debris, or large items, contact Haines City Public Works at 863-421-3777 to schedule pickup and confirm what they will collect.

  • All trash must fit within the closed trash bins, landscaping debris such as bagged leaves and neatly piles branches can be left by the bin for pick up. If you're in doubt please contact the Haines City Public Works Department. You can also ask for an additional bin if necessary.
  • Trash pick up is on Friday throughout the day. You may take out your bins after 6pm on Thursday and promptly remove them from the street the latest by Saturday. *Please keep in mind holidays may delay garbage pick up normally one day (Saturday).
  • Bins left out on the curb Monday morning may receive a warning or citation issued by the Haines City Code Enforcement Department.
