About Southern Dunes HOA


Southern Dunes is located in the “Heart of Florida” we are just off of US HWY 27 in Haines City, Florida approx. 30 to 45 minutes from all the major Disney Parks, Universal Studios, and near attractions such as Legoland, Bok Tower Gardens, and Fantasy of Flight. 

We are an established gated community with most of the homes having golf course views.  There are tennis courts, community swimming pools, and a children’s play area all within walking distance of our homes. We have 24/7 security at the gatehouse making us a safe and secure place for our residents.

 

The Southern Dunes community was built by Park Square Homes starting in 1993 with the Bermuda Pointe subdivision and our last homes were completed in 2005 with the Mariner Cay subdivision.  We now have a total of 802 homes. 

Southern Dunes H.O.A is one of the final developments of its kind in Polk. Making your home here brings not only pride in your estate, but the convenience of having everything you need to make life easier, just a few minutes from your home. From the finest in medical facilities to outstanding schools, shopping and easy access to both Orlando and Tampa international airports.

Southern Dunes shares its community with the Golf and Country Club which has its own clubhouse with restaurant and bar on the property. 

 

PURPOSE OF THE HOMEOWNER'S ASSOCIATION


Our HOA (Homeowners Association) is a non-profit corporation. The HOA is in place to outline the criteria (covenants) that apply to the community and ensure that the visions of the residents who purchase homes in the community are being maintained. The HOA assures residents that certain things applicable to their community will be upheld to protect and preserve the market value of their home.   


HOA's are established by legal documents that are on file with Polk County. Copies of these are available on our website under documents.  The HOA is governed by a comprehensive set of By-Laws, Covenants, Conditions and Restrictions, commonly referred to as Covenants (CC&R's).  These documents may be amended from time to time as the Board and/or membership see fit and are available to all members by law.


Pursuant to the authority granted to a Board of Directors of a Homeowners Association by the CC&Rs and Bylaws, the rules and regulations are enacted for the mutual benefit and wellbeing of all owners and residents of a development.


Other laws and oversights come into place as well. For example, federal and state statutes related to the HOA must be upheld and "trump" the deed restrictions for a community.
