Fireworks For the safety of our Community, Resident and Guests. Please avoid firing of fireworks within the confines of the Southern Dunes Master HOA Community. Setting off of fireworks within a community with many homes and trees pose a potential risk for property damages, fires and personal injuries; this is why fireworks are prohibited within the community. We ask that all residents and guests refrain from setting off fireworks. Always have an adult supervise fireworks activities (out of the community) and never allow young children to play with or ignite fireworks, even varieties that seem harmless: sparklers account for 28% of emergency room visits. Make plans to keep your pet’s safe inside. Many animals get startled easily from fireworks and may be more likely to run away from you, so use caution when opening doors and walking pets.
Noise Ordinance (Quiet Hours) Please remember the community adheres to the same noise ordinance as Haines City - Quiet hours are between 9pm and 7am. Be courteous of your neighbors who may not be celebrating. If you’ll be having guests over or making noise past normal hours, give them notice ahead of time. 5 Vehicle Limit per Household Make sure that anyone you have over for the holiday is aware of community rules, like guest parking restrictions. Remember only 5 vehicles per household. No parking on Hemingway Ave or Southern Dunes Blvd. Park with the traffic flow and No parking on the grass. Do not block sidewalks or other driveway entries. Remember homeowners are responsible for their guests while in the community. Grills Be aware of kids around the grill during your Fourth of July Cookout. FEMA recommends a 3-foot barrier around lit grills for children and pets. While a barbecue is always fun, getting a burn isn’t! Health and Well Being - Social Distancing and Wear a Mask Due to the current situation with COVID-19; please remember to social distance at least 6ft., wear a mask whenever possible, wash your hands frequently and/or use hand sanitizer.

OBEYING SPEED
LIMITS AND STOP SIGNS:
The safety of our
residents, children and guests are our primary concern. Please abide by the
posted speed limit and stop signs. Watch for bikers, walkers and children
playing on the roadway or running out into the street. Keeping your speed
down will ensure everyone’s safety.
There are a number of drivers, residents, visitors and vendors alike that intentionally break the law by not coming to full stop, or even slowing down at stop signs. The Florida statute regulating stop signs states, "every driver of a vehicle approaching a stop intersection indicated by a stop sign shall stop at a clearly marked stop line, but if none, before entering the crosswalk." Nowhere does it state that slowing down at a stop sign is sufficient. Not coming to a full stop is illegal. This practice endangers pedestrians and other drivers.
All vehicles shall maintain a speed of 20 mph max while on community roads. Southern Dunes has signed a contract with the Haines City Police Department where they will patrolling our private roads and issuing tickets to those who are found speeding as well as not stopping at STOP signs.
PARKING
Parking on the street
on Southern Dunes Blvd., Hemingway Blvd or on the areas marked with yellow
lines is prohibited. Cars are subject to being towed at the owner’s expense.
All motor vehicles must be parked in your garage or driveway.
Parking on grass is
also prohibited. Our streets are narrow, so be conscious of where you park on
the street. Allow sufficient room for emergency vehicles and delivery
trucks to maneuver. Do not park across from a driveway or across from an
already parked car as the gap may not be sufficient for larger vehicles to get
through or for owners to safely exit their driveways. Do not block the
mailboxes as your mail will not be delivered. Trailers, boats, RV's
or other recreational vehicles should never be left unattended on the
street. No commercial vehicles,
outside of routine service shall not display signage in driveways or public
areas. All vehicles with signage after 6pm must be covered or stored
within the enclosed garage.

Maintenance Policy No maintenance, contractors and or deliveries are permitted on Sundays and Federal holidays except in the event of an emergency (ie: plumbing, electrical, A/C not working) Contractors having to come on property on these days; will need to fill out the Emergency Maintenance Request Form at the Guard House. With the exception of government entities and the golf course.

Moving Vans / Recreational Vehicles / Boats and etc.
- Please notify the guards / H.O.A office when a unit will be arriving.
- Park units on the driveway whenever possible. Do not block driveways, streets, intersections or mailboxes.
- Moving units are not allowed to stay on property overnight; they must be out of community no later than 7pm.
- Moving units are not permitted in the community on Sundays.
- Moving pods need to be authorized by the H.O.A please submit a form; we will need to know the date it will arrive there is a 3 day maximum. Pod must fit entirely on the driveway. No sidewalk or road overhang. No street parking is permitted.
- No commercial or semitrailers/ trucks are permitted at any time.
- RV’s / Boats and etc are permitted up to 4 hours onsite to be loaded or unloaded. No overnight parking is permitted.
- No maintenance work, cleaning or washing of boats, RV's, Jet Skis and etc is permitted.
- Storage of RV’s / Boats and etc. must be stored in enclosed garage if it fits otherwise it must be removed from the community.
- Owner is responsible for all damages to the roadways, sidewalks and all liabilities arising such as injuries and etc.

THOSE WORKERS WHO RESIDE WITHIN THE COMMUNITY MUST COVER OR REMOVE THEIR SIGNS BY 6PM AND/OR STORE THEIR VEHICLES WITHIN THEIR ENCLOSED GARAGE.

- LANDSCAPERS & TREE REMOVAL COMPANIES – REMOVE ALL DEBRIS WHEN TRIMMING TREES, SHRUBS AND/OR PLANT MATERIAL THIS INCLUDES BRANCHES, LEAVES, STUMPS AND ETC. THESE END UP IN THE DRAINS AND CLOG THE LINES CAUSING FLOODING AND ISSUES WITH LAKE JOE. NO CEMENT AND/OR CHEMICAL ARE PERMITTED TO BE POURED DOWN THE DRAINS.

Did You Know?- The three most common violations are: Weeds, Exterior Property Sanitation and Motor Vehicles
- A permit is required for but now limited to: Structural Repairs, Re-roofing, Most Plumbing & Electrical, A swimming pool that can hold 24 inches of water or more, Any business located within the City Limits requires a City and a Polk County Tax Receipt
- A setback is a required amount of distance between the property line and where items may be located, (e.g. sheds, RV’s, boats, etc.). Setbacks vary according to the particular zoning and location of the property.
- Common Code Violations
- High Weeds & Grass: Tall weeds and grass over 12 inches in height is a violation and considered a public nuisance
- Structure Maintenance: The following items shall be maintained in weather-tight, rodent proof, sound condition and in good repair: Wood, Siding, Shingles, Roof covering, Railings, Walls, Ceilings, Porches, Doors, Windows, Screens, Interior walls, Ceilings, Floors, Hardware
- Exterior Property Sanitation: As a property owner it is your responsibility to maintain the exterior of your property in a clean, safe and sanitary condition. Items that may not be kept or stored on the exterior of the property include but are not limited to: Trash, Junk & Debris, Tires, Building Materials, Indoor Furniture, Household Appliances, Auto parts
- Fences: Fences must be maintained in the same condition as when originally erected. When replacing a fence or installing a new one, a permit must be obtained
- Unlawful Animals: It is unlawful to keep the following animals within City limits: Chickens, Ducks, Guineas, Quail, Pigeons, Partridges, Pheasants, Pigs, Goats, Sheep, Horses, Cows, Cattle, and Any tamed or captive wild animal or reptile
- Inoperable Vehicles: It is unlawful to keep an inoperable or unlicensed vehicle(s) parked or stored on any premises. Any vehicle in a state of: Major disassembly, Major disrepair or being stripped or dismantled. Painting of vehicles is prohibited (unless conducted inside an approved spray booth).
